How many feet wide is your shop?
    How deep is it?
Just found your channel the other day and subscribe. Keep up the good work.

The corner shops disappeared from the modern construction same on east coast. Same like boat yards, they sold land for condo construction.

    By $1.5 to $2sf I assume is monthly…. not annual. 🙂

Inside your shop is fine, it's the way the state forces all the shops into an out of the way location to do business. I can see marketing your business is a major deal. Here in Fl. where I live , most are off the main highways. You just open your door, and cars pour in because they see the signs you put out front. Your setup reminds me of parts of MIami, it's like that also.

So, your shop is basically a hole on the wall shop that's next to other hole in the wall shops. You should close up shop and leave California for a state that will actually let you open a real shop that has room to repair cars and sit down.

Aside from shop lay out and pretty much must of the context of the video, all those things you have mentioned and more us one of the reasons I moved out of California. Too many damn regulations. Soon they might regulate how many times you can breathe per minute.
I came to visit Washington state 15 years ago, went back home to the bay area… a month later the u-haul truck was packed and out! I live in an area where even the emission control for cars is not enforced, not to say is not coming, just like anything else, things change.

Having similar businesses grouped means you get spilllover customers when the other shops have no open appointment slots.
